Not every commercial roof is the same, and not every roofing system works on every building. The slope of the roof, the type of equipment on top of it, the budget, and the long-term goals of the owner all factor into the right recommendation.

Asphalt Shingle Roofing

Shingles are the most common commercial roofing material for lower-slope sections and pitched roofs. They are cost-effective, proven, and available in a wide range of styles. For many commercial buildings, particularly churches, multi-family housing, and smaller commercial properties, shingles offer reliable long-term performance when installed correctly.
Best for: Churches, apartment buildings, smaller commercial facilities, and any pitched commercial roof where appearance matters.

EPDM (Rubber Membrane)

EPDM is one of the most widely used flat and low-slope commercial roofing systems. It is durable, handles temperature extremes well, and has a strong track record on commercial buildings across Ohio. We install EPDM frequently and consider it one of the most dependable flat roof options available at a reasonable cost.
Best for: Flat and low-slope commercial roofs, warehouses, office buildings, and multi-unit residential properties.

TPO (Thermoplastic Polyolefin)

TPO is the right call when grease or cooking exhaust is a factor. Restaurants with large roof-mounted ventilation fans are a good example because grease deteriorates EPDM over time. Knowing what is on the roof before choosing a system is part of getting the installation right.
Best for: Restaurants, food service facilities, and any commercial building where rooftop equipment creates grease or chemical exposure.

Modified Bitumen (Peel-and-Stick)

Modified bitumen is a multi-layer peel-and-stick system with granules on the surface, similar in appearance to shingle roofing. It is a strong performer on low-slope sections. Because it has a more finished look than a plain rubber membrane, it works well when the roof is visible from the ground or when the owner wants the low-slope section to complement a shingled area on the same building. We install it correctly, with the proper insulation board underneath, which is a step some contractors skip to lower their price.
Best for: Low-slope sections on buildings where appearance matters, or where part of the roof is shingled and consistency of look is a priority.

Standing Seam Metal

Standing seam metal is a premium long-term option with one of the lowest failure rates of any roofing system. The hidden fastener design eliminates the exposed screws that cause rib steel to fail over time. It costs more upfront and pays for itself over the life of the building.
